When purchasing a Costa Rica real estate one should attend to acquire a property that has a title, because the situation in the Zona Publica (50 m of the beach Zone with absolute building prohibition) and in the Zona Maritima (150 m after Zona Publica) is still very confusing. You should not buy land in the Zone Maritima but applications to the competent authority of the mayor, in order to acquire a concession.


The central government is trying to find schemes (plano regulador) for this zone. in the provinces are still some problems to overcome.
